What are the common roller door problems and how to solve them?

October 25, 2021

If you are a homeowner or have a commercial property like a warehouse, factory, or shop, a roller door is one of the best ways to enhance its security. As a matter of fact, they are a very popular choice for various other applications like garage doors. The roller doors are known to be highly efficient, durable, and most importantly easy to use. While they offer a host of benefits, their mechanical build also means that they go through a number of problems on a regular basis. Professional supervision is usually required for severe roller door problems, however, there are a number of common problems that you might be able to fix yourself. Here is a list of some common roller door problems along with the solutions to solve them.  Description  Here is a basic overview of each problem with an explanation of each possible cause and solution. You need to know that you may have more than one problem at once. In such cases, the same solution will probably apply to both of them.
  •  Roller Door Won’t Open/Shut
The most common problem with commercial or domestic roller door is that it fails to open or close. There can be several reasons for it; the problem might be as simple as power loss. If you have an electric roller door, check for its power source. If it is already on, switch it off and turn it on again. Try using the door, once you do this, it might start working just like before. If it doesn’t, you will know that the problem is not related to the power source.
  • Roller Door Only Opening/Shutting Halfway
This problem usually occurs in the garage and shop roller doors. These are generally automated shutters that make use of proximity sensors. The sensors need to remain aligned for the flawless functioning of the door. If the shop front shutters are only opening/ shutting halfway, ensure that its proximity sensor is in the right place and aligned. Most of the time, sensors have dirt and debris buildup and this can also affect the working of roller doors. So, try cleaning the sensor and check if the door works as required.
  • Remote Control Doesn’t Work
A faulty remote control can be annoying. Like the keypad, batteries are often the main culprit of malfunctioning remote controls. Replace the batteries and see if that instantly fixes the problem. Likewise, it can be that the remote is out of range. The remote sends a signal to the motor. From a great distance, the signal won’t be strong enough to work. Try to come closer and see if that helps.
  •  Roller Door is Stuck or Sticking
If the roller door is sticking, stuck, or has a bumpy, slow movement and requires extra manual force for opening/shutting, it might need some lubrication. Even if the roller door is making a lot of noise, lubricating it can help in eliminating the problem. There are different types of spray lubricants available in the market. Spray a bit of the lubricant on the track lines of the shutter and check if it solves the problem.
  •  Roller Door is Moving Too Slow/Fast
If the roller door is moving very slowly, the problem might be related to its spring. There are several other reasons that impact the speed of shutter doors.  Damaged spring is usually the main reason. Similarly, if the door is moving too fast, it might be because of a cable or spring might have snapped. Get the same replaced by a professional as soon as possible because this is a serious problem that could result in accidents.  Basic Maintenance Tips  Roller door problems can be avoided with proper maintenance and care. The exact solutions you use to fix the issues can further prevent them from happening in the first place. Here are a few basic maintenance tips:
  • Brush and lubricate the rollers and tracks at least every changing season to slow down wear and tear and prevent dirt buildup.
  • Tighten the hardware to prevent loose pieces from causing noises and other problems.
  • Check for the springs and pulleys to make sure they’re in shape. These should be replaced from time to time by experts.

Conclusion

These common roller door problems can be caused by poor maintenance; one of the best ways to avoid these issues is by performing routine care and maintenance. This will help in extending the life of your roller door and also avoid far more expensive repairs and replacements in the near future.
